ENERGY CERTIFICATE FOR YOUR PROPERTY: WHY IT IS IMPORTANT

When and why do you need an energy performance certificate?

The energy performance certificate provides an objective assessment of a building’s energy efficiency, which is very important for both owners and tenants. The information in the energy performance certificate provides interested parties with an overview of the energy requirements or energy consumption of the property and can therefore better estimate the long-term energy costs.

Since the Energy Saving Ordinance (EnEV) was revised in October 2008, the energy performance certificate has been a legal requirement in Germany and must be presented when renting or selling a building.

However, there are exceptions where an energy performance certificate is not required. For example, in the case of listed buildings that have to meet certain requirements. In these cases, it is not necessary to present an energy performance certificate.

Information in the energy performance certificate and types of energy performance certificate

The energy performance certificate contains important key figures on the energy efficiency of the building, which provide an overview of the energy demand and energy consumption. This data is used to assess the energy quality of the building and, if necessary, to identify optimization potential.

There are two types of energy performance certificate: the consumption certificate and the demand certificate. The consumption certificate is based on the building’s actual consumption data and provides information on past energy consumption. In contrast, the demand certificate calculates the theoretical energy requirement of the building based on its structural and energy characteristics.

The decision as to which type of energy performance certificate is required essentially depends on the year of construction and the energy characteristics of the building. In many cases, the consumption certificate is preferable, as it is based on specific consumption data and enables a realistic assessment of energy efficiency. In the case of older buildings or buildings in need of renovation, on the other hand, the demand certificate can provide more precise information and reveal potential savings.

Who can issue an energy performance certificate?

The energy performance certificate may only be issued by certified energy consultants or engineers. These experts analyze the energy quality of the building and issue the energy performance certificate on this basis.
