
ROAD REFORM: IMPORTANT CHANGES FOR E-MOBILITY
The last WEG reform came into force on December 1, 2020. Since then, owners of condominiums have had more freedom when it comes to making structural changes to buildings. This applies in particular to measures for the expansion of e-mobility, but also, for example, methods relating to burglary protection, accessibility and fiber optic expansion for faster internet. The current development of e-mobility in general shows why it is worth taking a look at retrofitting for e-cars in particular.
Expansion and promotion of e-mobility as an important change
The WEG reform focuses on the conversion of single-family homes and residential complexes when it comes to setting up charging facilities for e-cars. Since December 1, 2020, this upgrade has been possible without the consent of the owners’ association. For example, owners or tenants in apartment buildings can benefit from the option to charge e-cars on site in future. Aspects aimed at accessibility, improving internet performance (keyword: fiber optics) or upgrading protection against burglars are also affected by the WEG reform.
Costs of structural measures clearly regulated
The costs are usually borne by the owner who wishes to implement the structural measure. However, if it is a different type of upgrade that does not affect e-mobility, burglary protection, accessibility and fiber optic internet, a simple majority of the community of owners must usually still approve the respective measure. Everyone who agrees then shares in the costs. There is an exception if more than two thirds agree; the costs can then be transferred to all owners, provided they are not disproportionately high.
E-mobility brings benefits for owners
Retrofitting residential property with e-car charging stations is a high priority in the property modernization sector. The reason: e-mobility is an important keyword in the area of sustainability and environmental protection. The purchase of an electric car is subsidized by premiums; there are also tax savings for the owner and advantages in terms of CO2 emissions.
Capital investors and investors should therefore pay additional attention to appropriate charging stations on their properties. Thanks to this equipment, they achieve an increase in value and stand out from similar residential properties. As a result of the WEG reform, it has been possible since 2020 to make adjustments without a vote by the community of owners and can therefore be implemented without any hurdles.
